DSCR (Debt Service Coverage Ratio)
Whether the rent comfortably covers the mortgage payment - the first number a bank checks before lending on a rental.
DSCR tells you — and more importantly, tells a lender — how comfortably the property’s income covers its loan payments. A DSCR of 1.0 means the rent exactly covers the mortgage; below 1.0 the property loses money on debt alone.
Lenders offering DSCR loans (no personal income docs, the property qualifies on its own) typically want 1.20–1.25 or better. A DSCR of 1.5 means the NOI is 50% larger than the debt payments — a comfortable margin for vacancies and repairs.
OnOffDeals shows DSCR on every analyzed deal so you instantly know whether a bank would finance it — one of the strongest signals that a deal is real.
