Section 8 & HUD Fair-Market Rent

A government housing voucher pays much of the tenant's rent straight to you each month; HUD sets the rent it will cover for each area and bedroom count.

Section 8 (the Housing Choice Voucher program) is a federal program where a housing authority pays a large share of a qualifying tenant's rent directly to the landlord each month. For investors it can mean steadier, government-backed rent and strong demand in the right neighborhoods.

The rent the program will pay is capped by HUD's Fair Market Rent (FMR): a published figure for each metro area and bedroom count that sets the voucher payment standard. Knowing the FMR before you buy tells you the realistic ceiling on Section 8 rent for that property.

OnOffDeals doubles as a Section 8 property finder: it pulls the HUD fair-market rent for the property's ZIP and bedroom count, runs it through the same cash-flow math as any rental, and flags the listings that actually cash flow on a voucher, so you target Section 8 deals on real numbers instead of guessing.
